About Davidsons Homes
Davidsons Homes is a family owned and managed medium-sized housebuilder which operates across the East Midlands (Leicestershire / Derbyshire / Nottinghamshire) and South Midlands (Northamptonshire / Buckinghamshire / Bedfordshire). We are in our 13th year of being awarded 5* status by the Home Builders Federation (HBF) and are currently promoting almost 18,000 plots covering around 3,000 acres.
For over fifty years we have been committed to uniting people across the Midlands with beautifully designed properties that they can truly call their own. It is this commitment, along with our unwavering dedication to quality, that has afforded us an unrivalled reputation as one of the country’s leading housebuilders and place makers.
Our Proposals
- Circa 405 new homes with a range of house-types, sizes and tenures;
- Up to 30% affordable housing;
- Vehicular access from London Road;
- Pedestrian and cycle access to Meadow Lane and connections to the Public Right of Way and neighbouring industrial estate;
- Publicly accessible green spaces, including children’s play areas;
- Retention of existing mature vegetation and the creation of new green and blue infrastructure including improved connections to Warth Country Park;
- Biodiversity net gain;
- A circa 1km trail around the site bringing opportunities for recreation, relaxation and health;
- Sustainable Drainage Systems with opportunities for the creation of new wildlife habitat.
New Homes
The proposals include a range of house types in line with the latest housing needs evidence for North Northamptonshire Council. The precise layout and detail of the homes will be agreed with the Council during future reserved matters applications, which will follow outline planning permission being granted (subject to planning).
Up to 30% of the new homes will be provided as affordable housing. The provision of a range of house types, sizes and tenures will widen the choice of housing in the area helping to meet local needs. The new homes will be predominantly 2 and 2 and a half storeys with potential for some 3 storey properties in key locations.
Illustrative Masterplan
Planning Context
Davidsons Homes has developed the plans for the site to reflect key aspects of local planning policy, drawing guidance from the North Northamptonshire Joint Core Strategy, the East Northamptonshire Local Plan Part 2 (ENLP) and the Raunds Neighbourhood Plan. This has included ensuring the design reflects its landscape and local setting and improves opportunities for walking, cycling and recreation routes within the area.
In addition to actively seeking planning permission for development, Davidsons Homes is also promoting the site through the emerging North Northamptonshire Local Plan. We hope to secure an allocation in the Local Plan, with the next step of the Plan, a regulation 18 consultation, expected early in the new year.
The emerging Local Plan is looking to a revised planning period to 2045, where housing allocations will be expected to meet the identified needs of the authority, including at sustainable locations such as Raunds.
